The Project

Parkline Lofts and Yard sits on 4.5 acres in the center of historic downtown Kalispell — a corner parcel with 672 linear feet of frontage along the Kalispell Parkline Trail, immediately north of the Historic Residential District.

At full build-out, the three-phase mixed-use neighborhood includes:

  • 150–200 multifamily units

  • 22,000 SF grocer, niche retail, and food & beverage

  • 35,800 SF commercial and retail space

Phase A (North) is the first phase under active development: 65 residential units (studio, one- and two-bedroom) above 15,000 SF of small-format grocer and commercial space and 28,800 SF of office and commercial space.

Design intent:

The project is built around placemaking, not just unit count. Critical mass of activity. Strategically curated tenants. Local flavor over generic retail. Public space designed for art, streetscape life, and walkability. The goal is a project that becomes a center of gravity for the neighborhood — not just another infill development.

Site advantages:

  • B-3 zoning: multiple uses, reduced setbacks, unlimited height, reduced parking requirements

  • Adjacent to a $7.5M hike-and-bike trail completed in 2022

  • Proximity to Woodland Park, the Swan Mountain Range, Glacier National Park, two ski areas, and Flathead Lake

  • Walk Score: 73
